Notice is hereby given that on Monday, October 30, 2023, at 11 AM at the Town Office, pursuant to the provisions of Massachusetts General Laws, Chapter 60, §77B;

Paula Harrison, the Tax Title Custodian for the Town of Colrain, intends to sell the hereinafter described parcels of land at public auction by sealed bid.

Land with any buildings thereon located at:

397 Main Road and identified by Colrain Assessors as Parcel ID 1030 0004 00000.

The parcel was Taken by Instrument recorded in Book 6634, Page 139 and is described in a deed recorded in Book 5868, Page 121. See Final Judgment of Foreclosure of the Massachusetts Land Court entered on January 30, 2023, and recorded at the Franklin Registry of Deeds in Book 8133, Page 51.

Main Road and identified by Colrain Assessors as Parcel ID 1030 0003-00000

The parcel was Taken by Instrument recorded in Book 6562, Page 190 and is described in a deed recorded in Book 5868, Page 121. See Final Judgment of Foreclosure of the Massachusetts Land Court entered on January 30, 2023, and recorded at the Franklin Registry of Deeds in Book 8133, Page 51.

The Custodiam will accept one bid for both above described parcels. Sale of the above-described parcels will be made to the highest bidder at an open and competitive sealed-bid auction. The Custodian reserves the right to reject any and all bids at the sale or any adjournment thereof which, she, in her sole discretion, deems inadequate. Bids for the above-described parcel must be submitted with a deposit of $ 1,000.00. The deposit must be in the form of a certified check, money order or bank check. NO PERSONAL CHECKS WILL BE ACCEPTED. The remainder of the purchase price must be paid on or before November 13, 2023, or sooner by certified check, money order, bank check or attorney IOLTA check. Failure to pay the remainder of the purchase price by November 13, 2023, will result in the forfeiture of the deposit to the Town of Colrain.
