Town of Colrain-Public Disclosure Fiscal Year 2025
The Department of Revenue has granted Colrain preliminary certification. In accordance with the provisions of Massachusetts General Laws Chapter 40, Section 56, and in an effort to more accurately reflect the current real estate market, the Board of Assessors has completed a reassessment program of all properties within the town for our recertification required every five years. The proposed new values are based upon sales analysis from July 1, 2022 through June 30, 2024.
Overall assessments in the residential class have increased by 8.4%; the commercial class remains basically the same and industrial class is up 4.9%. This is all statistical data but does not mean that this is the case for individual parcels within each classification. If parcels have construction in process that can vary the amount of increase or decrease significantly over that of another parcel. Some properties will remain unchanged due to the style or type of home while others will increase significantly due to sales of similar properties in the same neighborhood.
Proposed new FY25 assessments will be available for public inspection and taxpayer review online at www.colrain-ma.gov >Town Office> Assessor’s Office and during normal Town Office hours from Monday, October 28th to Thursday, November 7th. Please note that this is the time to correct any inaccuracies in assessments before final values will be certified and tax bills issued.
